Why Buy An Urban Condo Or Loft:

If you are considering buying real estate in an urban environment, there are several special considerations you should keep in mind.  The lifestyle that urban condo or loft living offers is not the same as your typical suburban community, or even a single family neighborhood in an urban setting.  For most people who choose this kind of lifestyle, they are willing to give up things like square footage, attached garages, and backyards to be close to where all the action is.  Instead, they prefer things like close proximity to nightlife, commerce, employment, and the fast pace of city life.

The urban condo and loft lifestyle is appealing to many different kinds of people, including working professionals, singles, young families, as well as luxury seekers. Recently, there has been an increasing trend of people and families moving back into the “city” out of the suburbs.  Most of them citing either employment or entertainment as the reason for relocation, due to the high cost of commuting.  Many of these people find it more economical for them to work and live in the same place, and thus choose to unite both parts of their lives.

The pros of buying a condo or loft, besides the examples mentioned above, include things like added safety, minimal exterior maintenance, convenience, strong sense of community, luxury clubhouse amenities, pools, fitness centers, covered parking lots, and views.  Of course different complexes offer different things, but in general HOA fees take care of trash, water, and snow removal.  In addition, there some cons to living in these kinds of homes like less privacy, less freedom of choice, large HOA fees, noise, congestion, parking costs, and shared liabilities.

After you decide whether urban condo or loft living is right for you, it is time to find the best condo or loft to buy.  Since convenience for employment and entertainment are two of the main reasons why people move into the city, it would be best to start your search there.  If you are having a hard time finding affordable accommodations in your desired area, you will need to consider if moving within the city limits is really as convenient as you think.  Next, think about what you have to have, and what you can go without as far as amenities are concerned.  After that, tour as many of your possible options as you can. While you are touring, try to get a feel of the community by asking if neighbors often complain about noise, if there have been any issues in the building, how many units are owner occupied, how the building is maintained, and what exactly the HOA provides.
