1) First impressions do make a huge impact.
Real estate agents have always encouraged attractive curb appeal and entrance ways but scientific evidence demonstrates just how important these first impressions are. In a report by the BMO Financial Group, it was discovered that a whopping 80% of buyers make their decision within seconds of first entering a home. That means keeping your entrance way spotless and clutter-free.
2) If you are going to use potpourri, keep it simple.
Research indicates that if a smell is complex, the mind will struggle to process what the aroma is. This is a focus they should be spending looking at your home. Keep scents simple to identify like cherry, strawberry or orange.
3) Retail-style pricing can backfire.
While retailers have long used .99 or .95 prices at the end to make prices look more attractive, that strategy can have the opposite affect on big ticket items. In fact, you should even avoid pricing your home with a 9 anywhere near the end of your asking price. An Old Dominion University study suggests that this type of pricing, on large ticket items like homes, can make buyers suspicious.
4) Rounded pricing can also backfire.
Columbia Business School has found that more specific numbers can be more effective. Rather than a rounded price of $200,000 a price of $203, 000 may actually be more effective.
5) Staging works.
OK, the survey may have been done by the Real Estate Staging Association but it still shows homes that are properly staged sell faster than non-staged properties. Take the time to eliminate clutter, personal items, and stage your home for maximum appeal.
