EVERYONE who has sold a home has a story they want to tell. If they had a good experience they want to tell you how you ought to go about selling your home. And if they didn’t have a great experience for whatever reason it may be a story best left untold.
Over the years we’ve helped a lot of people have great experiences both buying homes and selling homes. We’ve learned a few things about what works and what doesn’t. Can we share one secret we’ve seen work time and time again that assures our sellers have the best possible experience when selling a home?
As a home seller, you already know how stressful the entire moving experience can be. You may have to think back a bit, depending on how long you’ve lived in the home you are now selling, but remember that amidst all the excitement and joy and fun, there were those moments….
YOUR SALES STORY IS A BUYERS STORY, TOO
Searching for just the right house, it is all too easy to begin to forget what features went to which address. There may have been one unfavorable impression, maybe one wall painted a certain color, but was the whole house the wrong one?
It could be that the rest of the house wasn’t unfavorable, but it the wall color is the only thing remembered, it may be enough to stop them taking second look.
SALES SIMPLIFIED
Selling a house this summer season? If you only pay attention to one piece of advice for this summer sale season, let it be this one.
Exactly as should be, you’ve gotten comfortable in your space. You’ve indulged a few whims, maybe collected a few odd pieces of furniture here and there that met specific needs. Remember that fuchsia phase your daughter went through? The walls in her room are an odd color but her tongue remains without odd holes pierced in it! Smart parents, picking your battles. Good for you!
DON’T OVERLOAD YOUR BUYERS!
Only now it’s time for you to move on and give someone else a chance to get comfortable in this space. And they just might not be ready for the wall color battle right from the start.
A ménage of colors, décor, clutter, dirt, overstuffed closets, overstuffed cabinets, too much furniture will put a prospective new owner on tilt and leave them feeling like this house is just TOO MUCH WORK!
2 IFS ARE 2 TOO MANY!
One of two things might happen when a house gives off a “too much work to do” vibe.
IF the house is in EXACTLY the right location, and IF the yard is great and IF the main features the buyer wants are there and IF the neighborhood is precisely where they want to live then you MIGHT still see an offer.
It will probably be low.
Or you may see an offer with a list of “repairs” to be completed, or request for a monetary concession, usually somewhat inflated above what the actual work would cost, to take care of those unwanted work items.
UNLOAD THE OVERLOAD
When top dollar and a fast sale are the goals (and they most likely are) the last thing you want to do is overload your prospective buyers with your style preferences and collection of stuff. What you do want to do is let them see the same wonderful features that first attracted you to this house.
· Neutralize interior paint colors; a monotone pallet is best if possible. Let the buyer splash the space with their own color preferences
· Decluttering does not have to be complicated; just start packing away your non-essentials! You’re moving so get a jump on the process
· Not taking all the furniture with you or planning on buying new pieces? Just before putting the house up for sale is an excellent time for a yard sale and the extra money will come in handy
Even with tight inventories and a flooded buyer pool, making sure your home’s fabulous personality shines through is the quickest way to a successful, full priced transaction.
