Here they are, the Top 4 Reasons you should do a For Sale By Owner:

1.  You know your house is vastly different from all the other houses in the neighborhood although they are all of similar build and size.  You will educate potential buyers about Lazy Lyle who never weeds his front lawn and Slack-off Stan who only cleans his gutters out once a year.  The rest of the time those weeds are taking over the gorgeous grass and you know for certain that every time it rains there is probably water seeping up under Stans roof tabs just waiting to cause major water damage.

You, on the other hand, take really great care of your home.  You’ve lovingly attended to all the maintenance on a strict, regimented schedule, and at the slightest sign of wear or tear you’ve done something about it and made repairs, necessary or not!

That’s worth something, isn’t it?  You can collect more money than any other house in the neighborhood at sale time for that kind of devotion to detail.

2.  Your house is so PERFECT a ready willing and able buyer will be glad to wait and schedule a showing at a time and date most convenient to your scheduling needs.  They won’t mind last minute cancellation of a showing (and their last minute cancellation won’t bother you at all either) and they most definitely will happily reschedule once or even twice if something comes up and you can’t be there to unlock the door for them, because your house is the perfect fit for their buying needs and they will automatically know that even if just from the pictures posted.

3.  The pictures posted are less than stellar, but they are good enough, right?  They show your favorite pieces of furniture, that collection of sea shells collected over the years from favorite vacation spots and who wouldn’t love a shot of Fido sleeping so sweetly on the couch?  One picture of the kitchen was all you were able to upload, so they’ll have to make do, because once they see the kitchen in person (when it’s convenient for you to allow them to see the rest of the kitchen) they will fall in love!  Meanwhile, the artwork jumble on the fridge should be proof enough of how loved the house is.

4.  Of course the buyer will be agreeable to paying $20,000 over the market value just because they got to meet you personally, and you were able to share with them, in excruciating detail, everything you love about the house, all the maintenance you’ve done, why you love the smudges on the windows from the dog noses waiting to greet you each day and how you couldn’t decide on one neutral color so that’s why every room is painted in psychedelic pastels.

ALL TONGUE IN CHEEK ASIDE, a house is the biggest most expensive asset in most of our portfolios.  While you are probably capable of handling a sale and we are in no way suggesting that you aren’t, it still may not be in your own best interest to attempt to sell your home on your own.  And here are just 4 of the many reasons:

#1 – Yes, your loving care of the home will see a return.  It will be in the form of a full market value offer in a short amount of time.  Your house is the best looking one on the block and will most likely sell the fastest.

#2 – No buyer is going to purchase a home they cannot see unless they are getting such a bargain basement price they just can’t pass it up.  You will narrow your pool of buyers to someone out of town, willing to buy sight unseen except for the pictures they’ve seen online, because they are in such a terrible rush to secure a home in your neighborhood.

#3 Oops!  That out of town buyer skipped over your house because the pictures didn’t show them the house to the full extent necessary to inspire such an impulsive, sight unseen purchase.

#4 – Even if the buyer didn’t know better than to pay more than the market value, the lender will still only lend based on an appraisal. The majority of buyers will be working with a lender.  Except in an extreme case, cash buyers are far too savvy to over pay and most of those paying cash are counting on discounts precisely because they are paying cash.
