We continue our series about today’s home buyers and sellers, based on the 2024 Profile of Home Buyers and Sellers from the National Association of Realtors®. If you caught our previous blog, you learned a few surprises about today’s homebuyer. Now, let’s talk about the selling side of the market.

No doubt, 2025 Front Range real estate is more complicated for sellers. It has significantly cooled down over the years, which has been an uncomfortable shift as sellers needed to adjust their expectations from scorching-hot offers from buyers to a fairly balanced market where a win-win approach is critical to sellers’ success.

Knowledge is power! Because 2025 is about strategy over speed, understanding today’s sellers will help you make more confident decisions when you negotiate with them. Here are some of the most intriguing details:

Older Sellers: The average home seller was 63 years old—the highest ever recorded.

Moving for Family: The top reason for selling (23%) was to move closer to friends and family, followed by needing a larger (12%) or smaller home (11%).

Sellers Are Staying Put Longer: The median tenure in a home was 10 years, the same as the previous year, but nearly double what was typical in the early 2000s.

Homes Selling at Full Price: The final sales price was a median of 100% of the list price, tying 2023’s record high.

Sales Take Slightly Longer: Homes spent a median of three weeks on the market, up one week from the previous year.

Agent Use at an All-Time High: 90% of sellers used a real estate agent, an increase from 2023 (89%).

Agent Satisfaction Remains Strong: 87% of sellers would recommend their agent, with 72% saying they would “definitely” do so.
