This Fall Is A Great Time for Front Range Homebuying

If you’ve been thinking about buying a home along the Front Range, now may be worth a closer look. According to Realtor.com’s 2026 analysis, September 27 through October 3 was Denver’s Best Time to Buy. So why is now such an optimal time for buyers? Here are five reasons:

#1 More Homes to Choose From

The fall market can offer more choices than buyers may expect. Nationally, Realtor.com expects nearly 32% more active listings in October, which is their designated Best Time to Buy window. While conditions vary across the Front Range, a larger selection can give you more opportunities to find a home that fits your needs than waiting until the beginning of next year.

#2 Less Competition

Once the school year begins, some families step away from the market. That can mean fewer competing buyers and more breathing room for those still searching. Instead of feeling pressured to make an offer immediately, you may have more time to compare homes and consider your options.

#3 More Motivated Sellers

Some homes that didn’t sell during the spring or summer may still be on the market this season. Sellers waiting months for a buyer are more open to negotiating, especially if the property has had a price reduction. Now may be their last chance before pulling their home off the market.

#4 More Room to Negotiate

Negotiation isn’t always about getting a lower price. Depending on the seller and property, buyers may have opportunities to negotiate closing timelines, inspection items, seller concessions, or even a mortgage rate buydown.

#5 More Time to Make the Right Decision

A slower market can give you time to review the numbers, complete inspections, compare neighborhoods, and think through your purchase without feeling rushed.

Of course, fall doesn’t mean every home will be a bargain. Desirable properties can still move quickly. The real opportunity is having more leverage to find the right home and negotiate terms that work for you. If you’re considering a Front Range home purchase this fall, RE/MAX Alliance Agent would be happy to help you understand what’s happening in your local market and find opportunities that fit your goals.
