Historically the months of May through August prove to yield the highest numbers in terms of home sales. This is the busy season for folks looking to buy a home, those seeking to sell a home and the local real estate agents that represent them.
Before the new school year gets underway, families prefer to be settled, registered and ready for the upcoming school year.
Smart sellers have put their homes on the market in plenty of time to accommodate that need. It works in their favor as well, as they cycle into the more perfectly suited to their needs now home of their dreams.
1. To assure their smooth transition in a timely manner, a buyer is well advised to accompany a clean, uncluttered bid with a firm letter of approval from their lender.
2. To attract those awesome offers, a seller is well advised to price right at or even just slightly below market value.

3. You’ve got to leave the lights on!
Often times when a seller moves prior to putting a house on the market, we understand about saving some money on utilities. We know there are those (thoughtless!) agents who leave the lights burning when they leave.
We also know that buyers want to see everything, including that everything works. Not to be indelicate, but they want to flush the toilets, check the water pressure in the showers and examine every corner of every closet to be sure it meets their need.
You want them to examine everything in bright light that leaves them feeling good; not dim shadows that invoke uncertainty.
Leave the lights on and make sure there is a bulb in every socket, it’s well worth it.
Especially if there’s a basement, you don’t want darkness greeting potential purchasers. You want them to inspect the attic and happily discover it’s dry and insulated.
You definitely want to encourage every potential buyer to visit, even if they only have the evening hours to do so. After a day’s hard work, they will be tired and making sure the home lights up like a Christmas tree could be the difference between a sale and a dissatisfying showing.
