You’d be surprised, says Christian Fuentes, a RE/MAX real estate agent and owner of RE/MAX Top Producers in Diamond Bar, California. Not only has Fuentes himself flipped more than 400 homes in his career, he frequently offers advice to clients on potential home updates that can improve their house’s value when it’s time to list.  “I think renovations are important to consider in any market,” Fuentes says. “Making updates will help the home show better and could help you net more money at the end of the day. Buyers love homes that are turnkey – their first impression can make a big difference in your final sales price.” Before picking up a hammer, sellers should consult with a real estate professional, Fuentes advises. Each home and market is different. An agent can specify which updates will have the biggest return on investment and also advise if a home may be fine to sell as-is.  “If you’re looking to sell your home and you are planning to do some renovations beforehand, get advice from a professional who can give you guidance,” Fuentes says. “An agent can offer advice on everything from what colors to paint to what flooring to choose, and what will really make an impact in the sale.” 

Are there simple updates that can have a big impact in my home’s resale value?’

Updating a home doesn’t have to involve a complete overhaul and demolition crew. Before getting too carried away with updates, Fuentes often reminds his sellers that the buyers will want to make the house their home, too.  “Unless a home is completely remodeled, I think many buyers are going to end up making their own updates to make the home exactly how they want,” Fuentes says. “A lot of times I tell clients, ‘Don’t spend too much money because you just want to make it look good enough for a first impression.’”  For quick and simple updates, Fuentes says sellers can start by updating finishes, such as replacing door knobs or faucets with fixtures in trending colors such as black or brushed gold. Lighting fixtures are another area that can be easily and often inexpensively updated. It’s been a strange year across the world as countries go into lockdown. But what’s remained a constant comfort while stuck indoors is being able to tend to our castles. Interiors can make a huge difference to mental wellbeing, so seeking out the latest home trends is something we particularly look forward to. How will this look and impact the 2021 interior trends for this year, the Benjamin Moore Color of the Year 2021, Aegean Teal 2136-40, creates natural harmony. Also the Pantone Colors of the Year for 2021, Ultimate Gray and Illuminating. Aegean Teal 2136-40, It is a beautiful pop of color to be perfectly paired with gray, taupe, or white.

I love that each year Pantone and many popular paint companies choose their “color of the year” to mirror what will be trending for the year ahead. And this year is no different. Pantone (chose two colors!) gray and lemon yellow. Maybe they are thinking goodbye gray skies and hello sunshine! Aegean Teal 2136-40 paired with gray, taupe, or white. which is one trend this year is neutral colors to keep the minilist vibes that this year will bring to the table. Sherwin Williams chose Urbane Bronze. They believe this is a color rooted in nature.

Cozy and Comfortable: 2021 is a continuation of last year as we throw out our formal spaces (unless they are used for reading, relaxing, and reloading) and reinvent rooms. We are learning that unused spaces in homes are being traded for spaces that can serve our families. Maybe an office, study area for the kids, workout space, or craft room. We are reworking spaces to fit the needs that often got handled outside of our homes. The biggest Home trend that will not be leaving us in 2021 is creating a relaxed and casual home. From the color of your walls to the fabric on your sofas to the ambiance in your kitchen

Texture in interior design is important because it impacts sensation and touch. It can be the feeling of plush carpet under bare feet, the tactile nature of a wooden countertop, or simply the perception of a room when you enter. Stone, marble, wooden beams and wall panels will have their revival. Wallpaper designs like this sleek White Marble wallpaper are an easy way of recreating such complex textures without renovation. This is definitely one of the most notable interior design trends 2021 will bring. Not only is it ambience-altering, but it’s easy to achieve. 

The minimalist lifestyle, inspired by Scandinavian homes, encourages us to buy things that are useful, beautiful and well-designed. Less is more – and clutter is a no-no. This concept has been evident in our changing choice of art too. 

Greige (grey + beige) is the colour trend that excites all of us the most for 2021. We all know that grey has been a staple for home design in recent years, establishing itself as a mainstay for decorating colour palettes. But without the right balancing skills, grey can leave your home feeling cold. The alternative, beige, can sometimes be too warm.

Finally, The use of organic materials and vegetable-based fibres comes as no surprise. Last year this idea evolve from just wicker and rattan to natural silk upholsteries, unique walls. Anything that connects us to nature, and the next year we will see a shift into luxe decor.
